I am an investor interested in purchasing a property in Japan. Can you assist with my purchase and management of the property?

Our company does have a real estate license in Japan which allows us to buy and sell properties. For inquiries regarding buying/selling properties and/or regarding management of a property please feel free to contact us.

Do your houses have car parking available?

No, our properties do not have car parking available. We kindly ask you to use a nearby coin parking during your stay. We will help you find one if necessary.

What is the best way to get around Kyoto?

This depends on which house you’re renting. All of our homes have nearby access to bus stops, subway, or train stations. There are also plenty of affordable taxi cabs in Kyoto. Kyoto is a beautiful city, which makes it perfect for biking around and enjoying the sights. Especially for longer staying guests who want to see as much of Kyoto as possible, we recommend renting a bicycle.

What is the best way to get around Osaka?

In Osaka, the subway and train lines are the most convenient. Navigating the lines can be a little bit overwhelming at first, but with Google maps, you’ll have it figured out in no time. If you have any worries in regards to the city’s public transport, we’re happy to help you! Please contact us by email. Taxis are also a convenient option.

Does your property have bicycle parking?

Bicycle parking availability depends on the property. If you plan on renting a bike and need parking space, please ask the staff about your property.

Can I check-in early or check-out late?

Availability depends on prior reservations and the cleaning schedule.  In most cases, it’s possible to leave your luggage at your house after noon (12:00) on your check-in date but please always contact the front desk staff for such requests.

What is your cancellation policy?

We have both refundable and non-refundable policies. More detailed information will show right before you make your reservation through our website, so you will be able to choose the plan that suits you. If you make a reservation through other websites than our own, the cancellation policy might be different, so check the fine print.

Are there additional discounts for longer-term stays?

Discounted rate plans are available for longer stays. Weekly and monthly discounts will be viewable on our website once you’ve selected the requested dates and properties.

Are there any extra costs after making the reservation?

For Osaka properties, there are none. 

There is a special city accommodation tax for Kyoto properties that must be applied post-reservation (depending on the website you made your reservation).  The fee is calculated per person according to the below table. 

 

This tax may have been included in your reservation, depending on the booking site you used. If you are booking via Shiki, the tax will be applied after the reservation. You’ll receive an invoice via email before your arrival date, or you can pay cash on arrival.

What is the price for one night?

Daily rates change depending on market and demand. Our best and most up to date rates are always listed on the Shiki Properties website. Our pricing is dynamic, so like most hospitality companies, we are often updating our rates.

What are your website reservation payment options, and when will I be charged?

Website reservations are charged seven days before the check-in date on the credit card registered when making your reservation. We take most major credit cardholders such as JCB, VISA, MASTERCARD, and American Express.

Do you have alternative payment methods?

For longer-term reservations exceeding one month or more, it is possible to split up your payment into monthly installments if you consult with our front desk staff. You can pay for these kinds of payments via credit cards, bank transfers, or even cash payments.

What amenities are provided for guests?

We provide all the standard amenities for all our properties; please check the below link. For more specific information about your property, visit the page for that property here on our website. Facilities & Amenities

Are pets allowed inside the property?

Currently we do not have any properties that allow pets.

Are your houses suitable for elderly people?

We do not have any age restrictions for elderly people at our properties. However, please be aware that many of our properties are traditional Japanese Kyomachiya houses. These houses can have steep stairs, and the bedrooms are most often located on the second floor. If this is an issue, please consult with our staff before making your reservation.

Do you provide extra amenities and refills during the stay ?

Amenities are provided at check-in, and we take care to ensure there are sufficient amounts provided for at least a couple of days. Guests, of course, are welcome to bring their own amenities too.

Do your properties allow kids?

Most of our properties do. However, due to neighbors’ requests, there are a few exceptions where young children under the age of 8 are not allowed. Please check with us before finalizing your reservation.

Our response to Covid-19

We pride ourselves on having the highest safety standards for both our guests and our team.

Our properties are cleaned using commercial grade disinfectants and our cleaners have been thoroughly trained in line with COVID-19 standards.

Our cleaners wear masks and gloves.

We are using rental linen and towels, which are always disinfected by a professional linen cleaning company.

During physical check in, we take all precautions recommended by Japanese authorities (mask, disinfectant, physical distancing).
